General Manager – Residential Property

Location: Hammersmith, London
Salary: £50,000 – £55,000 per annum


Hours: 40 hours per week


Working pattern: Monday–Friday, either 8:00am–5:00pm or 9:00am–6:00pm

A global real estate company is seeking an experienced and customer‑focused General Manager to lead a high‑quality residential portfolio in West London. This is a hands‑on, onsite leadership role with full responsibility for operational performance, customer experience, and team management across a collection of modern rental homes.

The role

As General Manager, you will take ownership of the overall performance of the property, ensuring strong financial results, high occupancy, and an outstanding resident experience. You will lead the onsite team, work closely with central operations, and act as the senior point of contact for residents, contractors, and stakeholders.

Key responsibilities

Resident, lettings & income management

  • Lead day‑to‑day lettings and tenancy management, ensuring high occupancy and rental performance
  • Act as the escalation point for resident issues, resolving complaints efficiently and professionally
  • Drive customer satisfaction, reviews, and resident retention
  • Oversee rent collection, arrears management, renewals, and statutory compliance
  • Manage relationships with external letting agents and contribute to local marketing and pricing strategies

Team leadership

  • Lead, motivate, and develop the onsite team to deliver excellent service and operational results
  • Manage rotas, holidays, absence, and performance in line with company processes
  • Foster a positive, collaborative team culture aligned with company values

Facilities & property management

  • Manage hard and soft FM contractors, ensuring works are completed safely, on time, and within budget
  • Oversee health & safety compliance, risk assessments, fire safety, and ESG objectives
  • Manage planned preventative maintenance and respond to operational or emergency issues as required

Commercial & financial performance

  • Monitor budgets, control costs, and maximise net operating income
  • Liaise with finance teams to approve invoices and manage utilities and void costs
  • Prepare monthly property performance and business review reports

About you

You’ll be an experienced residential property manager with a strong commercial mindset and a genuine passion for customer service. You are confident leading teams, managing contractors, and handling complex resident issues with professionalism and care.

Essential experience & skills

  • Proven experience managing a residential property or building
  • Strong customer service and complaint‑resolution skills
  • Experience leading and developing on‑site teams
  • Confident managing contractors and service providers
  • Excellent organisation, attention to detail, and communication skills
  • Comfortable working onsite and responding to out‑of‑hours issues when required
  • Competent with Microsoft Office and property management systems

Desirable

  • Budget and P&L management experience
  • Knowledge of Build‑to‑Rent or professionally managed residential environments
  • Relevant property or health & safety qualifications (e.g. ARLA, IRPM, IOSH, NEBOSH, RICS)
